At X.Estate we put legal clarity and the protection of client rights at the top of our priorities.
We operate through a legal entity and in line with applicable licenses and regulations. The services we provide are governed by clear legal agreements and contracts that set out each party’s rights and obligations, the scope of services, responsibilities, and how returns, expenses, and any other service-related terms are handled.

The company is careful to document the services provided to clients through clear legal agreements and contracts.
Yes. All services provided by X.Estate are organized through legal contracts that clearly define the nature of the service, the company’s scope of responsibility, and the client’s rights and obligations.
The relationship between X.Estate and the client does not rely on verbal promises or undocumented arrangements.
Depending on the nature of the service, the contract includes terms related to: owner and property details; the scope of services X.Estate provides; the term of the agreement; management fees and how they are calculated; X.Estate’s responsibilities; the owner’s responsibilities; how expenses are handled; how returns are collected and transferred if that is within the service scope; maintenance and repair procedures; the limits of authority granted to the company; reporting and follow-up; termination terms; dispute handling; and any additional terms agreed by both parties.
No. Managing a property does not mean transferring its ownership to X.Estate.
Ownership remains with the owner under the legal title documents, while X.Estate acts as the property manager within the authorities set out in the signed agreement.
The client’s ownership is not disposed of, and the property is not sold, except under clear and specific legal authorities granted by the owner in the relevant documents and agreements.
The client should not grant any unclear or poorly understood authorities before reviewing and approving them.
Yes—based on the content of the agreements and the terms set out in the binding contracts between the parties, within the legal framework of the country in which the contracts between X.Estate and its clients are documented.
The follow-up method and financial reports are set out in the management agreement.
The client receives information and reports on revenues, expenses, and work carried out on the property.
Yes. Expenses linked to the property are followed according to the mechanism in the contract, with clarity on expenses that fall under the owner’s responsibility and the process for approving or executing expenses that require the owner’s consent, depending on the nature of the service.
The agreement clearly defines how funds and returns are handled and what authorities are granted to X.Estate.
There should be no undefined or unclear financial authorities for the client.
Our aim is for the owner to know clearly: what do we manage? what authorities do we hold? and how are their funds and returns handled?
The owner may terminate the agreement according to the termination terms and notice period set in the contract.
When the relationship ends, the handover of documents, information, amounts, and accounts related to the property is carried out in line with the agreement.
Absolutely. We encourage the client to read the contract and understand every clause before signing, and they may seek independent legal advice if they wish.
We do not treat signing as a formality. We treat it as the foundation of the relationship between X.Estate and the client.
Being outside Georgia does not cancel the client’s rights as an owner.
X.Estate organizes the relationship through clear legal agreements that define the scope of management, authorities, responsibilities, and the method of follow-up and reporting.
Documents and procedures related to the property are also handled according to the relevant legal requirements.
Yes. Contracting with X.Estate to manage the property does not mean the owner loses the right to follow their assets.
We act on behalf of the owner within the agreed authorities, while providing the information and reports needed to follow the property’s condition.
The primary guarantee of the relationship is the signed legal contract between the parties, which defines the services, responsibilities, rights, and obligations.
The company’s compliance with applicable laws, licenses, and regulations is also a core part of how we work.
